US house flip shows - buying homes sight unseen

There are a lot of house flip shows on 9Life. In some cases, the renovators purchase houses without inspecting them.

My limited understanding is that they are not allowed to go inside before buying. Is this correct? Why can they only guess at the  condition of an asset they’re paying hundreds of thousands of dollars for? Is it something to do with the sales being due to mortgage foreclosures?

Are you asking whether houses can be inspected, generally, in the US?

Of course any buyer can visit and inspect a home they're looking to buy. However, in the cases of these houses that are practically being given away ($5k to $65k range), they are usually understood to require a lot of renovation / repair and being sold "as is, where is" with no guarantees of anything being is good repair (i.e. don't ask for a reduction in price due to the leaky roof).

It occasionally happens here where a house is unsafe for entry due to damage or hoarded items.

It depends on the show. Like Texas Flip and Move they don't go inside but they only pay a few hundred so not a big risk. Most of the others inspect the houses but don't do a full property inspection, they just do a a walk through and then buy with "no contingencies". I assume they mainly do this for the drama effect when they discover stuff during the reno but it would also make the sale faster I think.

Thanks for the replies. I’ve seen open for inspections here in Australia where buyers weren’t permitted to enter properties for health & safety reasons.

I wondered if there was some other reason, legal or otherwise.

Even if I were buying a dump, I’d still want to see inside - to get a sense of whether it was salvageable, or a knock-down/rebuild job.

I work in real estate and we sell the occasional house where entry is not allowed due to safety reasons.  Property is sold for land value only and potential purchasers are made aware of this.

A bit OT but we have friends in Nashville who are friends with one couple of TV house flippers and they have been on screen a few times as ‘potential buyers’ albeit fake ones ;-)

I quite like Kourtney and Dave!
My favs though are Mina and Karen, the mother daughter  on Good Bones and the couple Erin and (?) on Home Town.


The Good Bones duo buy a lot sight unseen because they buy ones foreclosed by the banks I think. They cost like 3 grand a house! But they know it'll be a gut job from the start so they don't really need to see inside I guess.

The couple from Flip of Flop have split, was on the start of their show the other day :( they are still working together though.

I've seen the Flip or Flop couple (usually him) buy a house without seeing the interior and he always lives to regret it. They annoy the crap out of me.

I really enjoy watching Kortney and Dave, they do such a beautiful job on the houses.  Jeff the landscaper cracks me up.  
Mina and Karen are great too and Erin and Ben on Hometown.

I love shows where they do the whole house not just the main rooms like Chip and Joanna - although I do like watching that too.

I love Kortney and Dave, they actually change their styling and design choices depending on the house, and use such interesting colours! Same with Good Bones, although the they tend to almost go overboard, painting the exteriors lime and tangerine etc.

Jeff is hilarious :lol: I love all these shows. Ben and Erin are sweet.

Season 4 of Good Bones has just started and Mina has a baby. He's adorable.

I love Kortney and Dave, her style is always unique and interesting. Love her use of colour!

Mina and Karen are awesome, love that they're improving their own neighbourhood.

My other faves are the Boise Boys, they seem like such an unlikely duo, but it works so well.
