Personal references on rental applications

I applied to rent a house on Saturday just gone (handed in a completed application at the open for inspection). I have great rental history, always pay rent early,was in current home for over 4 years, get along great with agent (to the point that we chat if we see each other at the local shops). I have a friend and a neighbour as a reference but neither have been contacted. Is this bad? I know it's early days but are personal referees always called?

We would never call a friend for a reference as they are only going to say good things about you.
Our application forms specifically state not to use friends or family as referees.
We advise people to put down referees such as local business owners, sports coach, previous employers etc.  These are more likely to give a professional reference without being biased by friendship.

ETA: if your current property manager gave a great reference that would usually be enough for us.  If they were a bit vague or non-committal we would delve further.

My place I just moved into 8ish weeks ago, they didn’t contact my work or personal references, they only contacted my REA. I think in all rental applications I put in not one reference or work check was ever done. So don’t think it’s unusual.

When we applied for rentals, the only reference that mattered was current real estate agency. Work places and other ‘character references’ were not contacted (even just to verify we were actually employed).

I got my work to be a reference for me.

Thanks everyone, that's reassuring. Besides friends I honestly had no one else to give me a reference. I haven't worked since having kids and wouldn't know how to contact my previous employer. My agent would definitely give me a fantastic reference, I've never had anything picked on an inspection in the 4 years I've lived here and I'm moving due to the owner moving back in. I've even happily had the owners over without the agent present (the agent knew and asked if I minded)so they could check some plumbing work done.

Fingers crossed. There's so few rentals where I currently live (9 including units and 2 bedroom places). It's making me anxious!

It's so so hard to get a rental, even with rental history, I can't even imagine how hard you are finding it. I've been watching your posts and seeing your post where you got a rental then missed out on it made me so anxious. I can't even imagine how you must've felt. It's such a rollercoaster ride. Fingers crossed for good news for you very soon.
